Preventative Maintenance That Actually Pays for Itself
July 28, 2026 · 5 min read · Aplis Facility Team
Emergency calls are the most expensive way to maintain a building. A structured preventative program typically returns three to five dollars for every dollar spent.
Reactive maintenance carries a hidden premium: after-hours labour rates, expedited parts, collateral damage, and the resident goodwill lost every time something fails without warning.
A structured program starts with an asset register — every mechanical, electrical, life-safety, and envelope component, with age, expected life, and service interval. From there the schedule writes itself, and budgeting shifts from guesswork to arithmetic.
The measurable outcomes we track across managed portfolios are the ratio of planned to unplanned work orders, average time to close, and repeat-failure rate by asset. When planned work climbs above seventy percent of total volume, emergency spend falls sharply and capital assets reach or exceed their rated service life.
Twenty-four-hour response still matters — but it should be the exception your program is designed to prevent, not the default operating mode.
